Set within the industrial fabric of Shiroli MIDC, this project reinterprets the typical warehouse typology into a refined industrial retail interface for a prominent wires and cables dealer in South Maharashtra.
The design operates as a hybrid between a utilitarian warehouse and a public-facing retail frontage. A strong horizontal datum, expressed through brown corrugated metal cladding, unifies the built mass while simultaneously acting as a climatic buffer. The lightweight MS-framed canopy extends outward, creating a shaded transitional threshold that mediates between the harsh exterior yard and the more controlled interior retail environment.
Materiality plays a critical role in grounding the project within its industrial context. Grit stone pavers define the forecourt, lending durability and texture, while terracotta planters introduce a tactile, human-scaled edge to the otherwise robust palette. The exposed concrete of the existing 20-year-old factory structure in the background is intentionally retained, establishing a dialogue between old and new between weathered permanence and contemporary intervention.
The facade is conceived as a semi-transparent layer. Large glazed openings allow visual continuity into the interior workspace, subtly transforming the retail zone into a display interface. Internally, the lighting strategy enhances this transparency, with a warm glow that contrasts the muted industrial exterior, especially during transitional daylight conditions.
The spatial organization prioritizes clarity and movement. Vehicular access and parking are integrated seamlessly into the forecourt, while pedestrian circulation is guided along shaded edges. The inclusion of motion, represented through blurred human figures reinforces the building’s role as an active commercial node rather than a static industrial shed.
Overall, the project positions itself as a contemporary industrial landmark—balancing functionality, identity, and contextual sensitivity while elevating the everyday warehouse into a composed architectural statement within the MIDC landscape.
